Property Maintenance & Grounds Supervisor
The successful candidate will be responsible for overseeing and coordinating all aspects of property maintenance operations, with a focus on grounds keeping, building repairs, and contractor management.
Duties and Responsibilities:
Maintenance & Repair Oversight
- Coordinate and supervise routine maintenance and urgent repairs for all property buildings and facilities.
- Identify maintenance needs and engage qualified contractors for specialized services, including plumbing, electrical, carpentry, and other systems.
- Supervise, train, and coordinate daily activities of groundskeeping and maintenance staff.
- Develop and maintain weekly work schedules to ensure timely completion of tasks.
- Monitor performance, conduct regular inspections, and enforce safety standards and procedures.
- Works closely with the transportation department for effective preventative maintenance and management of assigned resources.
- Manage service contracts for:
- Air conditioning.
- Emergency generator.
- Commercial kitchen equipment.
- Pest control management.
- Landscaping and irrigation.
- Garbage collection and waste management.
- Evaluate contractor performance and negotiate service agreements in alignment with budget and property standards.
- Ensure all grounds and exterior areas are well-maintained, clean, and landscaped appropriately.
- To conduct weekly auditory check for leaks from water closet, faucets, and pipes.
- To be responsible for preparing the property for hurricanes and assisting with the implementation of the disaster preparedness plan.
- Maintain maintenance logs, service records, and compliance documentation.
- Monitor and manage maintenance budgets and submit reports as required.
- Ensure compliance with all safety regulations, building codes, and environmental guidelines.
- First Degree in Facilities Management/ Maintenance or equivalent required; technical or vocational training in facilities management, construction, or related field preferred.
- Minimum 3–5 years of experience in property and facilities maintenance, including supervisory responsibilities.
- Strong knowledge of building systems, including electrical, plumbing, air conditioning units, and general construction.
- Project Management Certification would be an asset.
- Experience managing service contracts and working with contractors.
- Excellent organizational, problem-solving, and communication skills.
- Proficient in using maintenance software, scheduling tools, and Microsoft Office Suite.
- Ability to respond to after-hours emergencies as needed.
- Ability to walk, stand, bend, lift, and carry equipment and materials up to 50 lbs.
- Comfortable working in both indoor and outdoor environments and under varying weather conditions.
